We offer two market analysis products for home buyers and home sellers:
- Exterior BPO $60. A Broker Price Opinion (BPO) is an estimate of the probable selling price of a property. Exterior BPO report includes 4 photos of the subject property and street view and fairly detailed comparison with 3 active properties and 3 sold properties (report on our form or FNMA interior/exterior form, your choice). It will also include market conditions in local real estate market. The report will comply with client/BPO company guidelines, or provide sufficient explanations/comments. The subject property must be in Orange County, West Riverside County, West San Bernardino County, or Eastern portion of Los Angeles County. We will need you to confirm authority to take subject property photos (owner, mortgage lender, creditor, etc.). The report will be delivered in two business days. Payment is due upon delivery.
- Comparative Market Analysis (CMA). CMA is provided for free (1) if you are a For Sale by Owner homeowner, or (2) if you are contemplating listing your property with a RealtorŪ and you have not selected one. The subject property must be within CRMLS (California Regional Multiple Listing Service) areas. CMA will include six comparables (currently listed and solds) with similar living area and all in the vicinity of the subject property. Reference street intersection may be used in place of subject property address. The report will be delivered in two business days.
(Adjustments due to obsolescence, renovation, location factors, etc. or full repair list are not included. These are best handled by licensed or certified appraisers who will conduct a thorough inspection of the property. We may highlight major items such as swimming pool, solar electric installation, view for high priced homes, large seller concessions, major deferred maintenance items, etc. that affect value.)
Exterior BPOs and CMAs are widely used for guidance in setting the listing price or the purchase offer price.

To order an Exterior BPO fill out the form including address of the subject property. You must also clarify your photo authority (owner, lender, lien holder, etc.) and include, if available, assessor's parcel number (APN).
